What to Look at First
Start at the bottom seal, not the top. Look for daylight gaps at the top corners where the door meets the header, too, that's usually the first place a seal fails because it flexes every time the door cycles.
Don't skip the sensor eyes while you're down there. They're not a weather part, but a seal that's sagged enough to trip a beam misalignment will show up as a door that won't close, and that gets mistaken for an opener problem more often than it should.
Leaving It Alone
Not every gap needs a repair call. A hairline gap at the very top corner of a door that's otherwise sealing fine is common on the older jamb-built garages here and rarely worth tearing into, caulking the exterior trim where the jamb meets the siding often fixes more of the draught than replacing the seal does. Cranking the brackets tighter to close a seal gap can pull the track out of plumb and turn a $20 seal fix into a roller and hinge job.
We also won't tell you to reseal a door that's structurally tired just to save a service call. If the panels are bowed or the bottom section is rusted through at the corners, a new seal is a band-aid, and we'll say so instead of billing for it.
What the Weather Here Does to It
